By virtue of a decree heretofore granted in the case of JPMorgan Chase Bank, N.A. against Tommy Tucker, et al., I, the undersigned Master in Equity for Richland County will sell on Tuesday, September 5, 2006, at 12 o'clock noon, at the Richland County Courthouse, Richland County Judicial Center, 1701 Main Street, Columbia, South Carolina, to the highest bidder:

All of Tommy Tucker's rights, title, and interest in and to the subject property, being an undivided 75% interest.

All that parcel of land in City of Columbia, Richland County, State of South Carolina, as found in Deed Book D120, Page 554, ID# 06104-05-37, being known and designated as all that certain piece, parcel or lot of land, situte, lying and being in the section known as Piney Grove, about seven (7) miles Northwest of the City of Columbia, in the County of Richland and State of South Carolina; said lot contains forty-nine hundredths (0.49) acres as is shown and delineated upon a plat of survey prepared for Tommie and Lucille Tucker by Benjamin H. Whetstone, Registered Land Surveyor, October 1, 1967, which plat is recorded in the Office of the Clerk of Court for Richland County in Plat Book 33 at Page 492; said lto has the following boundaries and measurements, all of which are shown upon said plat: on the Northwest by property of a designated on said plat whereon it measures ninety-one and five-tenths (91.5') feet; on the Northeast by property of Marie Blocker whereon it measured two hundred forty-eight (248') feet; on the Southeast by a twenty-foot driveway on which it measures eighty-eight and five-tenths (88.5') feet and on the Southwest by property of Marie Blocker whereon it measures two hundred thirty-two (232') feet; being a portion of the property heretofore conveyed to Marie Blocker by Deed of Pauline Richardson dated October 30, 1965 and recorded in the Office of the Clerk of Court for Richland County in Deed Book D-28 at Page 440.

This being the same property conveyed to Tommy and Lucille Tucker by deed of Marie Blocker, dated March 6, 1968, and recorded October 10, 1968, in Book 120, at Page 554. Thereafter, this being the same property conveyed to Vivian Collins, Tommie Jean Flemming and Tommy Tucker by Deed of Distribution from the Estate of Lucille Blocker Tucker, dated September 15, 2005, and recorded September 23, 2005, in Book R1101, at Page 2047.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master in Equity, at the conclusion of the bidding, Five per cent (5%) of the bid in cash or equivalent, as evidence of good faith, same to be applied to the purchase price in case of compliance, but to be forfeited and applied first to costs and then to Plaintiff 's debt in the case of non-compliance.
