Company, Inc. against Richard
B. Mock, Jr., Jason T. Lenker,
and Shawn W. Bates, I, the
undersigned Master in Equity
for Richland County will sell on
Monday, July 2, 2007, at 12
o'clock noon, at the Richland
County Courthouse, Richland
County Judicial Center, 1701
Main Street, Columbia, South
Carolina, to the highest bidder:
All that certain piece, parcel or
lot of land, together with
improvements thereon, situate,
lying and being in the County of
Richland, State of South
Carolina, being shown and designated
as Lot 145 on a Bonded
Plat of Harborside, Parcel 4,
Phase 2- A at Lake Carolina,
prepared by U.S. Group, Inc.,
dated September 5, 2002,
revised October 14, 2002, and
recorded in the office of the
Register of Deeds for Richland
County in Record Book 715 al
page 3872. Reference to said
plat is made for a more complete
and accurate description.
Be all measurements a little
more or less.
This being the same property
conveyed to the Mortgagor(s)
herein by deed of Shawn W.
Bates dated August 9, 2005 and
recorded simultaneously herewith.

TERMS OF SALE: The successful
bidder, other than the
Plaintiff, will deposit with the
Master in Equity, at the conclusion
of the bidding, Five per
cent (5%) of the bid in cash or
equivalent, as evidence of good
faith, same to be applied to the
purchase price in case of compliance,
but to be forfeited and
applied first to costs and then to
Plaintiff 's debt in the case of
non-compliance. Should the last
and highest bidder fail or refuse
to make the required deposit at
time of bid or comply with the
other terms of the bid within
twenty (20) days, then the
Master in Equity may resell the
property on the same terms and
conditions on some subsequent
Sales Day (at the risk of the
said highest bidder.)
As a personal deficiency judgment
is demanded, the bidding
will remain open for a period of
thirty (30) days from the date of
sale, pursuant to S.C. Code
Ann. §15- 39- 720. Plaintiff
expressly reserves the right to,
and may, waive right to deficiency
judgment up to and
including the date of sale, in
which case the bidding will not
remain open after the date of
sale, but compliance with the
bid may be made immediately.
Purchaser pay for preparation
of the Master deed, documentary
stamps on the deed, recording
of the deed, and interest on
the amount of the bid from date
of sale to date of compliance
with the bid at the interest
rates contained in the Order.
Subject to assessments,
Richland County taxes existing
easements, easements and
restrictions of record, and other
senior encumbrances, if any.
