MASTER'S SALE 06-CP-40-5096

By virtue of a decree heretofore
granted in the case of

Resurgent Capital Services, LP
against Derra Ramsey, I, the
undersigned Master in Equity
for Richland County will sell on
Monday, July 2, 2007, at 12
o'clock noon, at the Richland
County Courthouse, Richland
County Judicial Center, 1701
Main Street, Columbia, South
Carolina, to the highest bidder:
ALL that certain piece, parcel
or lot of land, with the improvements
thereon, situate, lying
and being near the City of
Columbia, in the County of
Richland, State of South
Carolina, shown and designated
as Lot 7 on a Final Plat prepared
for Woodlands Village
Subdivision by Cox and
Dinkins, Inc., dated October 6,
1994, and recorded in the Office
of the Register of Deeds for
Richland County in Plat Boo 55
at Page 4900, and being further
shown on a Plat prepared for
Ricky B. Crosby and Stephanie
N. Crosby by Benjamin H.
Whetstone, RLS, dated July 28,
1995, and recorded August 1,
1995 in the Office of the ROD
for Richland County in Plat
Book 55 at page 8778 and said
lot of land having such boundaries
and measurements as
shown on latter referred plat
which is incorporated herein by
reference.
This being the same property
conveyed to Derra Ramsey by
deed of Ricky B. Crosby and
Stephanie N. Crosby dated July
29, 1999, and recorded July 20,
1999 in Record Book 331 at
Page 1215.

TERMS OF SALE: The successful
bidder, other than the
Plaintiff, will deposit with the
Master in Equity, at the conclusion
of the bidding, Five per
cent (5%) of the bid in cash or
equivalent, as evidence of good
faith, same to be applied to the
purchase price in case of compliance,
but to be forfeited and
applied first to costs and then to
Plaintiff 's debt in the case of
non-compliance. Should the last
and highest bidder fail or refuse
to make the required deposit at
time of bid or comply with the
other terms of the bid within
twenty (20) days, then the
Master in Equity may resell the
property on the same terms and
conditions on some subsequent
Sales Day (at the risk of the
said highest bidder.)
No personal or deficiency judgment
being demanded, the bidding
will not remain open after
the date of sale, but compliance
with the bid may be made
immediately.
Purchaser pay for preparation
of the Master deed, documentary
stamps on the deed, recording
of the deed, and interest on
the amount of the bid from date
of sale to date of compliance
with the bid at the rate of
20.99% per annum.
Subject to assessments,
Richland County taxes existing
easements, easements and
restrictions of record, and other
senior encumbrances, and that
certain mortgage given by
Derra Ramsey in favor of
SouthTrust Mortgage
Corporation dated July 29,
1999, recorded July 30, 1999, in
the Office of the ROD for
Richland County in Mortgage
Book 331 at page 1218, securing
the original principal sum of
$113,322.00.
