al., I, the undersigned Master in
Equity for Richland County will
sell on Monday, July 2, 2007, at
12 o'clock noon, at the Richland
County Courthouse, Richland
County Judicial Center, 1701
Main Street, Columbia, South
Carolina, to the highest bidder:
ALL that certain piece, parcel
or lot of land, together with any
improvements thereon situate,
lying and being located in
Richland County, near
Columbia, South Carolina,
being shown and designated as
Lot No. 14, Block "K", on a plat
of subdivision prepared for
Miller-Tilton Contractors, Inc.
(Suburban Farms) by William
Wingfield, dated February 11,
1995 and recorded in the Office
of the Register of Deeds
Conveyance for Richland
County in Plat Book Q, page 62
and 63 and more recently
shown and designated as Lot
14, Block K on a plat prepared
for George Jackson, III and
Cynthia Jackson and George
Moses Jackson, Jr., Jr. by Cox &
Dinkins, Inc., dated March 29,
1994 to be recorded and according
to said plat having the following
metes and bounds:
Commencing at an old ;3/4"
pinch top located on the eastern
boundary of Hibiscus Street,
approximately 228' from the
intersection of Lotus Street and
running S 74-52' 11" E along
the southern boundary of Lot 15
for a distance of 150.08 to an
old 1/2" pipe; thence turning
and running S 15-08'34" W
along the western boundaries of
Lots 2 & 1 for a distance of
59.97' to an old one inch pipe
pinch top; thence turning and
running N 74-50'32" W along
the northern boundary of Lot 13
for a distance of 149.92' to an
old %" pipe, thence turning and
running N 14- 59'34" E along
the eastern boundary or
Hibiscus Street for a distance
59.90' to an old 3/^" pinch top
being the point of commencement.
All measurements being
and little more or less.
Being all and the same lands
and premises conveyed to
George Jackson, III and George
Moses Jackson, Jr., Jr. and
Cynthia R. Jackson be deed
from Judy Hendrix Branham
recorded 6/1/1994 in Book 1200,
page 591 of the Richland
County Register of Deeds.
TERMS OF SALE: The successful
bidder, other than the
Plaintiff, will deposit with the
Master in Equity, at the conclusion
of the bidding, Five per
cent (5%) of the bid in cash or
equivalent, as evidence of good
faith, same to be applied to the
purchase price in case of compliance,
but to be forfeited and
applied first to costs and then to
Plaintiff 's debt in the case of
non-compliance. Should the last
and highest bidder fail or refuse
to make the required deposit at
time of bid or comply with the
other terms of the bid within
twenty (20) days, then the
Master in Equity may resell the
property on the same terms and
conditions on some subsequent
Sales Day (at the risk of the
said highest bidder.)
No personal or deficiency judgment
being demanded, the bidding
will not remain open after
the date of sale, but compliance
with the bid may be made
immediately.
Purchaser pay for preparation
of the Master deed, documentary
stamps on the deed, recording
of the deed, and interest on
the amount of the bid from date
of sale to date of compliance
with the bid at the rate of
12.40% per annum.
Subject to assessments,
Richland County taxes existing
easements, easements and
restrictions of record, and other
senior encumbrances, the lien of
First-Citizens Bank and Trust
Company of South Carolina, the
same being a mortgage, given
by George Jackson, III, George
Moses Jackson, Jr., and Cynthia
R. Jackson, dated May 27, 1994
and recorded in said Clerk's/
ROD'S Office in Book M1742,
Page 713, and assigned to the
South Carolina State Housing
Authority by instrument recorded
in Book M1742, Page 719.
