MASTER'S SALE 06-CP-40-6503

By virtue of a decree heretofore
granted in the case of Mortgage
Assistance Corporation as servicing
agent for One Source
Mortgage and Investments
against Kendall A. Garrett, I,
the undersigned Master in
Equity for Richland County will
sell on Monday, July 2, 2007, at
12 o'clock noon, at the Richland
County Courthouse, Richland
County Judicial Center, 1701
Main Street, Columbia, South
Carolina, to the highest bidder:
All that certain piece, parcel or
lot of land, with improvements
thereon if any, situate, lying
and begin in the County of
Richland, State of South
Carolina, being shown and designated
as Lot R, in Block 4 on
a plat of "Part of College View"
prepared for TE Teague by
Tomlinson Engineering
Company, dated November 5,
1946, and recorded in Richland
County Register of Deeds Office
in Plat Book L at Page 184.
This being the same property
conveyed to Kendalle A. Garrett
by deed of Caroline E. Garrett
a/k/a Caroline White dated
March 14, 1995, and recorded
March 20, 1995 in the Richland
County Register of Deeds Office
in Deed Book 1247 at page 958.

TERMS OF SALE: The successful
bidder, other than the
Plaintiff, will deposit with the
Master in Equity, at the conclusion
of the bidding, Five per
cent (5%) of the bid in cash or
equivalent, as evidence of good
faith, same to be applied to the
purchase price in case of compliance,

but to be forfeited and
applied first to costs and then to
Plaintiff 's debt in the case of
non-compliance. Should the last
and highest bidder fail or refuse
to make the required deposit at
time of bid or comply with the
other terms of the bid within
twenty (20) days, then the
Master in Equity may resell the
property on the same terms and
conditions on some subsequent
Sales Day (at the risk of the
said highest bidder.)
No personal or deficiency judgment
being demanded, the bidding
will not remain open after
the date of sale, but compliance
with the bid may be made
immediately.
Purchaser pay for preparation
of the Master deed, documentary
stamps on the deed, recording
of the deed, and interest on
the amount of the bid from date
of sale to date of compliance
with the bid at the rate of
13.290% per annum.
Subject to assessments,
Richland County taxes existing
easements, easements and
restrictions of record, and other
senior encumbrances, if any.
