MASTER'S SALE 07-CP-40-0851

By virtue of a decree heretofore
granted in the case of
Citifinancial, Inc., against Lidge
Able, I, the undersigned Master
in Equity for Richland County
will sell on Monday, July 2,
2007, at 12 o'clock noon, at the
Richland County Courthouse,
Richland County Judicial
Center, 1701 Main Street,
Columbia, South Carolina, to
the highest bidder:
All that certain piece, parcel or
lot of land, with the improvements
thereon, situate, lying
and being on Denton Drive,
near the City of Columbia,
County of Richland, State of
South Carolina, the same being
shown as Lot Thirteen (13),
Block "L", on Plat of North 21
Terrace by McMillan
Engineering Company dated
January 2, 1963, revised April
13, 1966, recorded in the Office
of the Clerk of Court for
Richland County in Plat Book
"X", at pages 1 and 2.
The above conveyance is made
subject to any easements, conditions
or restrictions of record.
TOGETHER with all and singular
the rights, members, hereditaments
and appurtenances to
the said premises belonging, or
in any way incident or appertaining.

This being the same property
conveyed to Lidge Able from
Janie A. Copeland by Deed
dated July 25, 1985 and recorded
July 31, 1985 in Deed Book
D752 at page 257.

TERMS OF SALE: The successful
bidder, other than the
Plaintiff, will deposit with the
Master in Equity, at the conclusion
of the bidding, Five per
cent (5%) of the bid in cash or
equivalent, as evidence of good
faith, same to be applied to the
purchase price in case of compliance,
but to be forfeited and
applied first to costs and then to
Plaintiff 's debt in the case of
non-compliance. Should the last
and highest bidder fail or refuse
to make the required deposit at
time of bid or comply with the
other terms of the bid within
twenty (20) days, then the
Master in Equity may resell the
property on the same terms and
conditions on some subsequent
Sales Day (at the risk of the
said highest bidder.)
No personal or deficiency judgment
being demanded, the bidding
will not remain open after
the date of sale, but compliance
with the bid may be made
immediately.
Purchaser pay for preparation
of the Master deed, documentary
stamps on the deed, recording
of the deed, and interest on

the amount of the bid from date
of sale to date of compliance
with the bid at the rate of
11.050% per annum.
Subject to assessments,
Richland County taxes existing
easements, easements and
restrictions of record, and other
senior encumbrances, if any.
