against Marvin Boyd II, et al, I,
the undersigned Master in
Equity for Richland County will
sell on Monday, July 2, 2007, at
12 o'clock noon, at the Richland
County Courthouse, Richland
County Judicial Center, 1701
Main Street, Columbia, South
Carolina, to the highest bidder:
All that certain piece, parcel or
lot of land, with the improvements
thereon, situate, lying
and being in the County of
Richland, State of South
Carolina, the same being shown
and delineated as Lot 11 on a
plat ofDenby Place by Belter &
Associates, Inc. dated June 19,
2001, revised September 25,
2001, and recorded in the Office
of the Register of Deeds for
Richland County in Record
Book 586 at page 2647. Said lot
is more particularly described
and delineated on a plat prepared
for Marvin Boyd II by
Baxter Land Surveying Co., Inc.
dated April 5, 2002, and recorded
in said Register's Office in
Record Book 651 at page 685,
and according to said latter plat
having the following boundaries
and measurements, to-wit: On
the Southwest by Lot 10 whereon
it measures 164.95 feet; on
the Northwest by Lake Carolina
whereon it measures 102.91
feet; on the Northeast by Lot 12
whereon it measures 127.24
feet; and on the Southeast by
right-of-way of Denby Circle (50'
R/W) whereon it measures in an
arc 52.35 feet; be all said measurements
a little more or less.

conveyed to Marvin Boyd II
by Deed of Firstar Homes, Inc.
dated April 12, 2002, recorded
April 16, 2002, in the Office of
the Register of Deeds for
Richland County in Record
Book 651 at page 669.

TERMS OF SALE: The successful
bidder, other than the
Plaintiff, will deposit with the
Master in Equity, at the conclusion
of the bidding, Five per
cent (5%) of the bid in cash or
equivalent, as evidence of good
faith, same to be applied to the
purchase price in case of compliance,
but to be forfeited and
applied first to costs and then to
Plaintiff 's debt in the case of
non-compliance. Should the last
and highest bidder fail or refuse
to make the required deposit at
time of bid or comply with the
other terms of the bid within
twenty (20) days, then the
Master in Equity may resell the
property on the same terms and
conditions on some subsequent
Sales Day (at the risk of the
said highest bidder.)
No personal or deficiency judgment
being demanded, the bidding
will not remain open after
the date of sale, but compliance
with the bid may be made
immediately.
Purchaser pay for preparation
of the Master deed, documentary
stamps on the deed, recording
of the deed, and interest on
the amount of the bid from date
of sale to date of compliance
with the bid at the rate of 7.5%
per annum.
Subject to assessments,
Richland County taxes existing
easements, easements and
restrictions of record, and other
senior encumbrances, if any.
