MASTER'S SALE 06-CP-40-0754

By virtue of a decree heretofore
granted in the case of Flagstar
Bank, FSB against Sherry
Mincey, et al., I, the undersigned
Master in Equity for
Richland County will sell on
Monday, July 2, 2007, at 12
o'clock noon, at the Richland
County Courthouse, Richland
County Judicial Center, 1701
Main Street, Columbia, South
Carolina, to the highest bidder:
All that certain piece, parcel or
lot of land, with improvements
thereon, situate, lying and
being in the County of Richland,
State of South Carolina, and
being shown and designated as
Lot 2, Block "G" on Plan of
Land Subdivision for Arbor
Hills, by D. George Ruff, dated
February 7, 1955, surveyed
February 27, 1955, and recorded
in the Office of the Register
of Deeds for Richland County in
Plat Book "Q" at Page 14; also
being shown on plat prepared
for Scott R. Yarborough and
Christine A. Yarborough by Cox
and Dinkins, Inc., dated March
12, 1987 and recorded in Book
51 at Page 5347; said lot according
to said latter plat being
bounded and measuring as follows:
On the Northwest by
Sprott Street whereon it fronts
and measures a distance of one
hundred forty-nine and 60/100
(149.60') feet; on the Northeast
by Hearn Street whereon it
measures a distance of one hundred
twenty-four and 00/100
(124.00') feet; on the Southeast
by Lot 1 whereon it measures
one hundred ten and 10/100
(110.10') feet; and on the
Southwest by Lot 3 whereon it
measures one hundred fourteen
and 85/100 (114.85') feet; all
measurements a little more or
less.

This being the same property
conveyed to Edwin Johnson and
Sherry Mincey by Deed of Scott
R. Yarborough and Christine A.
Yarborough, dated September
15, 2000 and recorded
September 18, 2000 in Book 443
at Page 1561 in the Office of the
Register of Deeds for Richland
County; subsequently, Edwin
Johnson died on November 29,
2002, leaving the subject property
to his heirs or devisees,
namely. Sherry Mincey a/k/a
Sherry Mincy, Sabreen Johnson,
Keera Johnson, Mark Johnson,
Melanie Johnson, Vance
Johnson and Sauntia Johnson,
as is more fully preserved in the
Probate records for Richland
County, in Case No. 2003-ES-
40- 00067, by Deed of
Distribution dated July 30,
2004, and recorded August 13,
2004 in Deed Book 967 at Page
1841 in the Office of the
Register of Deeds for Richland
County.

TERMS OF SALE: The successful
bidder, other than the
Plaintiff, will deposit with the
Master in Equity, at the conclusion
of the bidding, Five per
cent (5%) of the bid in cash or
equivalent, as evidence of good
faith, same to be applied to the
purchase price in case of compliance,
but to be forfeited and
applied first to costs and then to
Plaintiff 's debt in the case of
non-compliance. Should the last
and highest bidder fail or refuse
to make the required deposit at
time of bid or comply with the
other terms of the bid within
twenty (20) days, then the
Master in Equity may resell the
property on the same terms and
conditions on some subsequent
Sales Day (at the risk of the
said highest bidder.)
No personal or deficiency judgment
being demanded, the bidding
will not remain open after
the date of sale, but compliance
with the bid may be made
immediately.
Purchaser pay for preparation
of the Master deed, documentary
stamps on the deed, recording

of the deed, and interest on
the amount of the bid from date
of sale to date of compliance
with the bid at the rate of
7.875% per annum.
Subject to assessments,
Richland County taxes existing
easements, easements and
restrictions of record, and other
senior encumbrances, if any.
