Carolina, to the highest bidder:
All that certain piece, parcel, or
lot of land, with the improvements
thereon, situate, lying
and being Northwest of the City
of Columbia, located in the Fork
Township in the Fork of The
Broad and Saluda Rivers, in
the County of Richland, State
of South Carolina, being shown
and delineated as 2.00 acres,
more or less, on a plat prepared
for Alice H. Smith by Michael
T. Arant & Associates, Inc.
dated June 17, 2005 and
recorded July 8, 2005 in Plat
Book 1072 at Page 3792 in the
Office of the Register of Deeds
for Richland County, South
Carolina. Said plat is included
herein by reference for a more
complete and accurate description;
all measurements being a
little more or less.

This being the same property
conveyed to Alice A. Hennessee
by Deed of Walter T. Downing,
Jr., dated September 7, 1993
and recorded September 13,
1993 in Book 1160 at Page 679
in the Office of the Register of
Deeds for Richland County.
Thereafter, Alice A. Hennessee
a/k/a Alice H. Smith a/k/a Alice
Hennessee Smith died intestate
on May 25, 2006, leaving the
subject property to her heirs,
namely, Dennis H. Smith,
Sherrie J. Asbill and Allison A.
Dean, as is more fully preserved
in the Probate records for
Richland County, in Case
Number 2006-CP-40-00939.
TERMS OF SALE: The successful
bidder, other than the
Plaintiff, will deposit with the
Master in Equity, at the conclusion
of the bidding, Five per
cent (5%) of the bid in cash or
equivalent, as evidence of good
faith, same to be applied to the
purchase price in case of compliance,
but to be forfeited and
applied first to costs and then to
Plaintiff 's debt in the case of
non-compliance. Should the last
and highest bidder fail or refuse
to make the required deposit at
time of bid or comply with the
other terms of the bid within
twenty (20) days, then the
Master in Equity may resell the
property on the same terms and
conditions on some subsequent
Sales Day (at the risk of the
said highest bidder.)
No personal or deficiency judgment
being demanded, the bidding
will not remain open after
the date of sale, but compliance
with the bid may be made
immediately.
Purchaser pay for preparation
of the Master deed, documentary
stamps on the deed, recording
of the deed, and interest on
the amount of the bid from date
of sale to date of compliance
with the bid at the rate of
6.1250% per annum.
Subject to assessments,
Richland County taxes existing
easements, easements and
restrictions of record, and other
senior encumbrances, if any.
