Three major downtown tenants converge
McNair Law Firm, Edens & Avant Real Estate Company, and National Bank of South Carolina partner in Main Street deal.

A yet- to- be- named building, 18 stories high, is the new home for a yet- to- be- named upscale restaurant in the middle of the block facing Main Street between Lady and Gervais. The named major tenants, all partners in the deal, are the McNair Law Firm, Edens & Avant real estate company, and National Bank of South Carolina. The fourth partner is the project's developer, Holder Properties.
The building's south façade is 110 feet away from the property line on Gervais Street, leaving intact the green park space to the front of the former AT&T Building.
NBSC will take the ground floor in the new building as it vacates its ground- floor space next door on Lady Street. For several levels above the ground floor, there will be parking with a façade treatment compatible with the office space. Total parking accommodation is 600 spaces.
Also among the building's amenities is a fitness center.
The architect is Durham- based Duda/Paine, the design team for the First Citizens Headquarters directly across Main Street.

Holder Properties is building the Adesso condominiums at the corner of Main and Blossom and the new apartment building at the corner of Assembly and Whaley.
With the occupancy of 200,000 square feet in their new building, the three major tenants leave behind 200,000 unoccupied square feet downtown, adding to SCANA's 450,000 empty square feet it leaves behind in the Palmetto Center in another year.
Construction on the new 18- story tower will begin this summer with completion projected for early 2010.
With more than 650,000 square feet of office space emptying in another year, downtown Columbia's office leasing opportunities should appear awfully attractive to prospective tenants.
